3. Booking and Payment

• Reservation Confirmation: Reservations are confirmed upon receipt of the signed agreement and receipt of a deposit equivalent to at least 30% of the total stay amount.

• Payment Methods: We accept payments via bank transfer.

• Balance Payment: The remaining balance is due two(2) weeks before arrival.

4. Cancellation Policy

• Cancellation Notice:

  For stays between January 1st and June 15th, and between September 15th and December 31st, cancellations made 14 days or more before the arrival date will receive a full refund of the deposit.
  For reservations during the peak season (from July 15th to September 15th), cancellations made 20 days or more before the arrival date will receive a full refund of the deposit.

• Late Cancellations: No refunds will be granted for cancellations received outside the terms above.

• No-Show: In case of no-show, the full amount of the reservation will be charged.

5. Check-In and Check-Out

• Check-In: From 3 pm till 8 pm – Only guests with valid IDs will be allowed in the property.

• Late Check-In: Please contact us to request late checkin – after 10 pm is a surcharge of €20 applies.

• Check-Out: By 10 am on the departure day – Contact us if you have special requests.

6. Guest Responsibilities

• Property Care: Guests are expected to maintain the property and its contents in good condition as per the contract received.

• Damages: Any damages or losses caused by guests will be charged accordingly.

• Occupancy Limits: The number of guests should not exceed the maximum occupancy specified at the time of booking.

7. House Rules

• Smoking Policy: No smoking is allowed inside the property.

• Pet Policy:  Pets are not allowed.

• Noise Levels: As per Italian laws, guests are requested to respect quiet hours between 9 am and 11 pm during weekdays and from 9 am to Midnight during weekends.

• Parties and Events: Parties or other gatherings or events are NOT allowed in the property.

8. Liability

The owner is not liable for:

• Personal Injuries: Any injuries sustained by guests during their stay.

• Loss of Personal Belongings: Loss, theft, or damage to personal belongings.

9. Privacy Policy

We are committed to protecting your privacy. Personal data collected during the booking process will be used solely for reservation purposes and will not be shared with third parties. For detailed information, please refer to our [Privacy Policy].

10. Governing Law

These terms and conditions are governed by Italian law. Any disputes arising shall be subject to the exclusive jurisdiction of the courts of Cagliari, Italy.

11. Amendments

We reserve the right to amend these terms and conditions at any time. Changes will be effective immediately upon posting on our website.
